Boxer Dishes Details on Massive Multi-Million Dollar Renovation at 8100 Washington Avenue

January 9, 2018 (Houston, TX) – Houston-based Boxer Property is pleased to announce the full building renovations completed for the 44,000 square foot office building at 8100 Washington Avenue in Houston, TX.  Boxer Property led the efforts to re-position the property on behalf of its third party client, explained Stephen Kradjian, who oversees Boxer’s Asset Services group.  “We were able to leverage upon our extensive in-house experience to deploy accretive capital to transform the property.  We plotted out the investment strategy with ownership and accomplished the transformation within six months. Ownership is ecstatic with the resulting immediate increase in occupancy and rental rates.”

Upgraded interior features include a completely redone lobby area, renovated first and second floor common areas, renovated restrooms, and the installation of new artwork and furniture. Approximately 9,000 square feet of Boxer Property’s signature executive suites, Boxer Workstyle, was to be integrated into the first floor improvements.   However the space was leased in its entirety to Gulf Coast – Old Castle Materials prior to construction completion, bringing occupancy to over 92%.

The property will include new outdoor amenities featuring a collaborative deck area as well as full exterior renovations, including the addition of all new landscaping and fencing, renovated exterior lighting, art sculpture, new sidewalks and exterior paint scheme.  A covered pavilion with outdoor lounge seating will also be made available to tenants. As part of the complete overhaul, major upgrades to HVAC with the replacement of 2 RTPU’s (Roof Top Package Units) for the property.

John Barone, Senior Design Manager at Boxer Property, gives insight on the massive project. “The fun part of this project was to think of simple ways to transform an otherwise nondescript building,” Barone states. “The exterior was transformed by a new coat of paint that modernized the building into a simple floating white box over the grassy new landscape and offsets the existing large pine trees that surround the building.  The interior was updated with simple, yet modern finishes that give visual interest and texture, making this building feel current and fresh.”
