We have successfully reduced portfolio electricity costs over the past 6 years through aggressive monitoring of consumption and contract negotiations in our deregulated markets. With monthly monitoring, our Sustainability department sees to it that all buildings go through an ASHRAE Level I, II, and III energy audit. These audits identify areas of improvements and often initiate energy saving projects that include power factor balancing, lighting retrofits, chiller upgrades, and energy management upgrades and fine-tuning.
